The Ozark Terrain Factor – Why NWA Builds Cost More
This is the section that national pool pricing sites can’t write, because they’ve never dug a hole in Benton County.
Northwest Arkansas sits on top of the Ozark Plateau. That means two things that directly affect your pool cost: rocky limestone bedrock and sloped lots.
Rocky soil and limestone. We’ve hit solid limestone as shallow as two feet down on lots in Bentonville, Rogers, and the hills above Fayetteville. When that happens, standard excavation equipment doesn’t cut it. We bring in rock hammers, jackhammers, or, in serious cases, controlled blasting. That adds cost – sometimes $5,000, sometimes $15,000 or more, depending on how much rock we’re dealing with and how deep your pool design goes.

There’s no way to know exactly what’s underground until we dig. Any builder who gives you a hard price without accounting for potential rock is leaving that out of the quote – and it’ll show up as a change order later. We tell our customers upfront: if your lot is on a ridge, on a hill, or in one of the established Bentonville neighborhoods with limestone-heavy soil, budget a contingency for excavation.
We had a job a few years back off Highlands Boulevard in Rogers – the yard looked completely flat, the customer had no reason to think there’d be an issue. We got about two feet down and hit solid shelf rock. Took an extra three weeks and added close to $12,000 to the excavation. The customer wasn’t surprised because we’d warned them it was possible. But if they hadn’t budgeted for it, that would have been a tough conversation.
Sloped lots. NWA is not flat. A lot of the most desirable lots in Bentonville, Bella Vista, and west Fayetteville have significant grade changes. A sloped lot usually means one of two things: additional retaining wall work to create a level pool deck, or engineering a pool that works with the slope (infinity edge designs, for example). Either way, it adds cost compared to a flat suburban lot. A retaining wall on a sloped NWA lot can add $8,000 to $25,000 to the total project.
We’ve worked with hundreds of these lots. They’re not deal-breakers – some of the most stunning pools we’ve ever built were on steep hillside properties. But buyers need to know going in.

Terrain aside, these are the things that move the number most:
Pool size and shape. A simple 12×24 rectangle costs less than a freeform lagoon pool of the same square footage. Curves and custom shapes require more labor, more complex steel framing, and more gunite work. A basic 300 sq ft rectangular pool will start lower. A 500+ sq ft freeform design will push you into the upper ranges.
Interior finish. This is one of the biggest cost variables. Standard plaster is the least expensive option – it looks good and holds up well, but typically needs resurfacing every 7-12 years. Pebble Tec and similar exposed aggregate finishes cost $4,000-$10,000 more upfront but last 15-20 years and look significantly better. Fully tiled pools are at the top of the range.
Water features. A basic deck jet or sheer descent adds $1,500-$4,000. A rock waterfall with a grotto can add $15,000-$40,000. Vanishing/infinity edges are one of the most popular requests we get in NWA right now – they’re stunning on hillside lots but add $10,000-$25,000 depending on the design.
Tanning ledges. A tanning ledge (also called a baja shelf) adds roughly $3,000-$7,000. We put these in on almost every pool we build now. Customers who skip them usually wish they hadn’t.
Attached spa. Adding a gunite spa to your pool adds $15,000-$30,000. If a spa is on your wish list, building it at the same time as the pool is significantly cheaper than adding it later.
Equipment level. A basic single-speed pump and sand filter get the job done. Variable speed pumps, salt systems, automated controls, and LED lighting are upgrades that add $3,000-$12,000 but pay back in lower energy costs and convenience over time.

Build timeline: Start to finish, plan on 12-20 weeks. Permitting takes 2-5 weeks, depending on the city. After that, excavation and steel go in, then gunite gets sprayed and needs time to cure. Plumbing, electrical, tile, decking, and final inspections fill out the back half. Spring rain in NWA slows things down more than people expect. If you want to swim in June or July, the contract needs to be signed the previous fall or winter – not in March.
